What Counts as Rental Income? Advance Rent, Tenant-Paid Bills and More
Rental income isn't only the monthly rent. IRS Publication 527 defines it as any payment you receive for the use or occupation of property, and gives several cases that catch landlords out.

Types of rental income
- Advance rent is income in the year you receive it, whatever period it covers. Pub. 527's example: a lease signed March 18, 2025, with $9,600 received for the first year and $9,600 for the last year: $19,200 goes into 2025 income.
- Lease cancellation: if a tenant pays you to cancel a lease, the payment is rent in the year received.
- Expenses paid by the tenant: if the tenant pays one of your bills (say, a furnace repair) and deducts it from rent, include it in income, then deduct it as an expense if it's deductible.
- Property or services instead of rent: include the fair market value. Pub. 527's example is a painter who paints the property instead of paying two months' rent: you include the two months' rent as income and deduct the same amount as an expense.
- Security deposits are income only when kept or when they're really advance rent (see security deposit accounting).
Cash vs accrual timing
Most individual landlords use the cash method: report income when you actually or constructively receive it, for example when it's credited to your bank account. On the cash method, uncollected rent isn't income, so it isn't deductible either.
Quick answers
Is advance rent taxable in the year you receive it?
Yes. Publication 527 says to include advance rent in rental income in the year you receive it, regardless of the period covered or your accounting method.
Is a repair paid by my tenant rental income?
If the tenant pays it and deducts it from rent, Publication 527 says to include it in rental income; you can then deduct it as a rental expense if it's deductible.
